Prefabricated house or individually planned home - that is often the cardinal question in the construction project. Building with prefabricated elements has advantages: the house stands faster, the costs can be calculated well. Here we show you successful examples of prefabricated houses.
Prefabricated house in the Scandi look
Plenty of space for independence and yet family-friendly - that's how the Salvasohn family wanted their new home. They lived in a rented apartment for a long time. After the birth of their son, they wanted to change that.
The two actually dreamed of an old building - but their budget did not allow this. Stefan Salvasohn suggested building a new building. In order to meet the budget, the couple looked around in a model housing estate. They collected their wishes, rated them according to their importance and decided on a design in the Scandinavian country house style (by Schwörer Haus) and planned open living, eating and cooking on the ground floor. Under the roof there are bedrooms and children's rooms, plus a guest room, which the owner also uses as a studio.
Inner life: 114 square meter wooden panel construction with 24 centimeters of mineral insulation, white plaster facade and red slip formwork made of wood. Full rafter insulation in the gable roof.
Energy technology: triple-glazed windows, heat pump with underfloor heating, controlled ventilation with heat recovery.
Base price according to the construction and equipment description (from the basement ceiling): around 222, 872 euros.
Country house: The owner loosens up the restored light rustic furniture with creative decoration ideas.
Openness: The bright built-in furniture with wooden details make the kitchen with breakfast bar look inviting and spacious.
Find: The family uses the old suitcase from the flea market as a living room table.
Prefabricated house with a holiday mood
The Cartier family had become too small. So they were looking for a place to fulfill their living wishes: a modern, clear design by the architect - with a short construction phase. They decided on an individually planned prefabricated house (from Weber Haus). “We were the last to buy land and the first to move in. We were impressed by the quick installation,”says the client. The family realized how flexible the house was when the daughter was born: the playroom was transformed into a children's room for them.
Construction: 140 square meters of living space on two levels. 100 mm wood fiber insulation boards, 160 mm mineral insulation encase the wood panel construction. Larch, plaster and clinker clad the facade.
Energy technology: triple-glazed windows, ventilation system, gas condensing boiler.
Inspiration: The pool in the garden reminds the builders of Florida.
Bright spot: Large windows connect inside and outside. Blinds protect against intense heat on sunny days.
Info center: The news runs in the morning, the family man watches quiz shows for evening cooking.
Our house comes by truck - tips for the purchase of prefabricated houses
Finally moving into your own house, having peace in front of the world - that is a basic human need. The faster that works, the better. Prefabricated houses stand up quickly and the construction costs can be calculated well - without surprises. Between January and August 2016, according to the Federal Association of German Prefabricated Buildings (BDF), around 13, 000 one- and two-family houses in prefabricated timber construction were approved. The price range goes far: from prefabricated houses under 80, 000 euros to prefabricated houses up to 200, 000 euros there is a suitable house for every budget.
Architect's house or prefabricated house: Both respond to individual requirements. Prefabricated buildings have long since ceased to be off-the-shelf, because individual wishes can also be implemented in the factory today. The builders decide - if they want - everything themselves, from size and floor plan to roof and facade. Flexibility is important to many: if another child is added, an office is needed or the grandparents move in later. Windows, doors and the insulation are already installed in the large elements at the factory, these are then driven by truck to the construction site and installed on the basement or floor slab. About four days are enough for assembly, a good two weeks for interior work. From the first contact to moving in, you calculate half a year to a whole year.
Large format: two-family house with a large separate apartment, 186 sqm plus 43 sqm for the adult children or grandparents. The extra extension with glass facade offers space for working or for your hobby. Apartment house "Günzburg", price on request. from Okal
Prefabricated house types
- If you order a kit house, the finished parts are brought to the property - building instructions included. The client assembles himself, with the advice of an assembly master. Or he hires craftsmen.
- If you prefer to choose an expansion house, the shell will be completely assembled - with roof, windows, doors, facade cladding. You do the interior work yourself, choose between different expansion levels, depending on your manual skills.
- If you buy a turnkey house, the provider also does the expansion. All trades come from a single source. However, "turnkey" can mean various things: Sometimes supply and sewer connections are not taken into account. So check the house description very carefully - and better ask again if you are unsure about a point. The more precisely you discuss and record your wishes with the consultant, the better.
