Since Finland joined the European Union, European citizens have been able to buy houses or apartments as property in Finland.

Because in Finland only 5.5 million people live in an area that is almost as big as Germany. Finland is one of the least populated countries in Europe. The majority of the population lives in the south of the country, mainly in cities such as Helsinki, Espoo, Vanta, Turku or Oulu.

Requirements for buying a house in Finland

A valid identity card is sufficient to enter Finland as long as the stay does not last longer than 90 days. German citizens without a permanent residence in Finland require the approval of the responsible provincial administration to buy a house. This is generally no problem if the property is not in a nature reserve or in a military restricted area.

The Sunday edition is definitely recommended for those interested, as it contains a variety of offers for apartments, houses or land. If you are on vacation in Finland, you should also pay attention to the notice boards in the supermarkets. Cheap private offers can often be found there. The brokerage usually runs through a local broker.

1. Åland:

Do not rush the sales contract

Before you sign a purchase contract, you must find out about the property on site. Explore the infrastructure: what about shopping, medical care, cultural offerings, noise sources? You should also note that the climate in Finland is significantly colder than in Central Europe. Except in southern Finland, temperatures are below zero for months, causing the floor and walls to freeze to a certain low point. In order to avoid high energy losses, the property should be insulated accordingly.

Once you have decided on a house, the broker also takes on the tasks of a notary: for example, he draws up the contract, provides extracts from the land register and register, signs the contract together with the buyer and seller and applies for entry in the land register. In Finland, he charges four to five percent of the purchase price for his work. If the seller has activated the broker, you pay nothing. It is best to have a lawyer check the seller's land register entry before buying. You do not have to have the purchase notarized. In Finland, two impartial witnesses sign: a so-called public witness, such as a clerk, an embassy official or a bailiff, and a normal witness with a good reputation. The buyers receive around 170 to 200 euros for this. This amount is usually divided between the buyer and seller. The buyer must register his acquired property in the legal register. This is public and is managed by a local authority.

It costs to buy a house in Finland

In addition to equipment and size, the location determines the price for buying a property in Finland. The real estate prices correspond approximately to the German standard. Popular locations such as the region around the capital or southern Finland are correspondingly expensive. Real estate on lakeside and near larger cities with living areas between 100 and 150 square meters start at a price of 100, 000 euros. If you then attach importance to sophisticated equipment, you can easily count on 250, 000 euros and more.

In contrast, smaller holiday homes in more rural areas in northern Finland can be purchased at significantly cheaper prices. With an area between 30 and 60 square meters, the prices for this are, for example, between 40, 000 and 80, 000 euros.

Financing and loans

Before you decide on a holiday home, you should ensure the financing. A loan is usually applied for. This should be requested from a local bank. Together with the application, you should submit the following documents to your lender:

  • Loan application including mortgage overview

  • Proof of ownership
  • Valuation report
  • Acquisition permit
  • Architectural drawings
  • Calculation of living space (square meters) and the converted space (cubic meters)
  • List of construction costs
  • Cadastral hand drawing
  • Photographs of the object
  • Proof of fire insurance against all risks usually to be insured in Finland

This is secured by entering a mortgage in the Finnish land register. The mortgage is entered in euros and, in addition to the main claim, also includes interest and any fringe benefits. As a rule, your lender in Finland will ask you to be registered in the first place. It must be negotiated with the lender on site which properties can be mortgaged and up to which mortgage lending limit.

Payments are generally made after the security has been secured, i.e. after the mortgage has been entered in the Finnish land register.

Taxes and Fees

The preparation of an appraisal report costs around one percent of the purchase price in Finland, although the fees increase if the property is more than 50 kilometers away from the agency. Registration in the public land register costs about 350 to 400 euros. Pledge notes are issued for the mortgage entry, the denomination of which is at the discretion of the buyer. The first and second pawn notes cost around 350 euros. From the third, each pawn ticket costs just under 20 euros.

Other costs are expected to be 1.5 to 2 percent of the mortgage amount. Translations cost around 50 euros per page.

Special case when reselling a property

In Finland, a residential stock corporation can be established for a piece of land or a building on a piece of land. One of the advantages is the lower stamp duty on resale. The owner of the share does not acquire real property. The hedge therefore follows through the pledge of the shares that are handed over to the bank as a pledge. The bank (pledgee) undertakes in a receipt to the pledgee to return the shares as soon as the loan is repaid.

Further practical information

Check whether there are sufficient sockets in all rooms. Because in the kitchen in particular, people like to save money with sockets.
