Professional real estate photography is the best prerequisite for convincing buyers of residential properties. Because they decide in less than 20 seconds whether they find an apartment or a house appealing or not. Real estate photography should provide information about the floor plan and convey the size of the property in a realistic manner. However, real estate photographers are quite expensive and difficult to pay for a real estate agent. We will show you step by step how you can become a professional real estate photographer and capture your home in high-quality images.

Real estate photography: tips for preparation

Before you start with real estate photography, it's time to tidy up! Clean your apartment from scratch, remove all dirt. If you own a garden, you should also bring it up to scratch. That means: placing garden furniture harmoniously on the veranda, putting rubbish bins and bicycles in the garage or shed, removing newspapers and tablecloths, removing pillows and blankets from the sofa, rolling up carpets and removing all pictures from the wall.

When it comes to real estate photography, you should limit yourself to the essentials. If possible, it is better to put away many decorative items that could distract the potential buyer.

In the meantime, the technology has progressed so far that you no longer need the most expensive and powerful SLR camera on the market to be able to properly photograph real estate objects. If the lighting conditions are good, seven to twelve megapixels are sufficient. Your camera's image sensor is actually more important than the number of megapixels. The rule of thumb applies here: the larger the image sensor, the better the distinction between light and dark areas - and the better image noise can be avoided. Good to know: These days, the necessary sensors can also be found in mirrorless system cameras and high-quality compact cameras.

Professional real estate photographers mostly use an SLR camera with a bright wide-angle lens or a lens with a narrow focal length. The wide-angle lens ensures that the rooms appear more spacious. If you want to hold your property with your cell phone, you can also get a wide-angle attachment for mobile devices. But be careful: If used incorrectly, wide-angle lenses can distort apartments or create an oversized width.

How do you photograph interiors?

The right lighting is essential for high-quality real estate photography. The weather situation plays a major role here. Our tip: wait for a sunny day! However, a cloudless, bright blue sky is not ideal. It is better to have a blue sky with light clouds or cloudy clouds. This results in a nice, soft and pleasantly diffuse light in the picture, shadows also become more interesting. In contrast, dark clouds create a negative mood in the picture and should therefore be avoided.

The time is also crucial for real estate photography. The pleasant morning or evening light is impressive. At lunchtime, however, the light is hard, glistening - a white facade then outshines everything else. Also, never take photos in the direction of the sun, but always with the sun behind you. To avoid backlight shining through the window, manually correct the camera by one or two f-stops darker. Also try a night shot - with the windows lit from the inside. The photos will appear very impressive!

For indoor shots, you should never use flash. The light would be too cold and unnatural. Flashes are suitable for close-ups, not for extensive room shots. The front part of the picture is often overexposed and the rear part is too dark. If your camera allows it, you should set the ISO mode to "Auto" and use the "P" mode. Anyone who uses a cell phone for real estate photography sets the HDR mode. It captures several over- and underexposed photos, which are automatically put together at the end and deliver a perfect result.

Always make sure to avoid overexposure! As a result, light sections in the image disappear and can no longer be produced by post-processing.

Restrict yourself to landscape format for real estate photography. It is ideal for capturing the room width and all important information. A positive side effect: If all the pictures are in landscape format, the view format of the gallery remains the same for those interested on a PC or cell phone.

Additional tip: Only show photos that are spatially accessible. Customers want to be able to understand where the stove, for example, is located.

If you want to produce pin-sharp indoor shots, you should use a remote release in addition to a tripod. Modest lighting conditions prevail in rooms, so the camera has to expose for a long time. To ensure that the results are not blurred, the camera must release without touching it. If you don't have a tripod at hand, you can alternatively place the camera on a firm surface, for example on a table edge. Whether self-timer, remote cable release, wire release or infrared / radio release: With the help of a remote release you increase the picture quality considerably and avoid blurry photos.

If you do not align the camera absolutely horizontally, you will get pictures on which the vertical lines tilt outwards or inwards. After all, even the slightest tilting of the device visually distorts the room. Our tip: Always include at least two walls in the image area to give a professional impression of the room. It is best to place yourself in a corner of the room and take pictures from the diagonal, so to speak.

The rule applies to real estate photography: All edges must be aligned vertically! Otherwise unsightly distortions creep into the picture.

Remember: potential buyers are interested in the basic features of your apartment or house, not your personal belongings. Decorative items must give way for real estate photography. In addition to chaos, many small articles such as magazines, candles or clothing also cause unrest in the picture. The bathroom in particular should be tidied up thoroughly - care products or cleaning agents should not be part of the picture.

Photos become even more vivid when family members look out of the windows or lean against the open door in the frame. According to surveys, real estate photography with people has a positive effect on the viewer, so that prospective customers become customers more often.

Outdoor shots: take pictures of the house

The outdoor shot is usually the first picture that prospective customers see in the ad. That means it immediately catches the eye and is intended to arouse curiosity! So allow yourself enough time for this part of real estate photography.

After you have removed personal items from the image section, choose the most advantageous side of your house. Then choose a point of view where the house is as free as possible in the picture, i.e. without neighboring houses, parked cars or the like. This way the plot looks bigger. Optical eye-catchers such as a pool or an attractive large terrace, on the other hand, provide spatial depth in the picture. A beautifully landscaped garden or an interesting environment can also be included in the photo to get more visitors excited about the property or its location.

The exterior shot is one of the most important points in real estate photography: It is important to capture the most beautiful view of the house photographically.

Once you have found the optimal viewing angle, choose a location that is as far away from your house as possible to take the picture - a wide angle is not suitable for shooting outdoors. Better go to the far corner of the garden and then zoom in on the house. This makes the photo more realistic, the outline and lines of the house do not appear distorted on the photo.

Closed windows look like dark holes in the facade. Our advice: tilt the windows to liven up the area. Often, mirroring the sky in the tilting discs also creates beautiful and interesting effects.

Image editing tips

Even professionals rely on subsequent image processing for real estate photography and put the finishing touches to their pictures on the computer or mobile phone. Follow this example and brighten the sky a little or give the picture colors more power there. Contrasts can also be refined on the screen and minor defects can be retouched. In addition to the full Adobe Photoshop, you can also download several free image editing programs from the Internet. Among other things, "Gimp" (download from Chip.de) is recommended as freeware. The following apps for mobile phones are very popular with users: "Snapseed" (GooglePlay or App Store), a free photography tool that enables fine adjustments in brightness, contrast and color, and "VSCO" (GooglePlay or App Store). The latter convinces with many classic filters and countless processing options.

Extra tip at the end: also offer a video of a house inspection online - this can be easily recorded on your own with modern smartphones and increases interest in your property.
