Roof dormers are basically divided into freely planned dormers and prefabricated dormers - basically this is similar to a prefabricated house or an architect's house. In contrast to freely planned dormers, the prefabricated dormer is not planned and manufactured individually for your house by a specialist company, but prefabricated by a special company and then installed in your building. But that doesn't mean that every ready-made dormer looks the same. On the contrary: the market is large and the different models differ in size, shape or the type of window.

Another advantage of the prefabricated dormer is that the providers usually take care of everything directly, i.e. they are full-service providers. From planning, static testing to approval from the building authorities and installation: the providers of prefabricated dormers usually offer the entire package, making it a lot easier and, above all, cheaper for the owner than with the freely planned dormer.

If you want to save money and time, you are better served with a prefabricated dormer. Because: It takes a day or two to install a prefabricated dormer. When the dormer is delivered, it already contains windows and thermal insulation. And all for a fixed price.

On the day of assembly, the roof must be opened at the place intended for the dormer. The carpenters mount a so-called connection frame on this opening, on which the dormer is placed using a crane. The craftsmen place and fix the dormer. Then they seal the roof again, take care of the roof insulation and cover it again so that everything looks as before. From now on the dormer is finished from the outside - only the interior is missing. The builder can either do this himself or hire a handicraft business.

Tip: Since the dormer window is installed relatively high up in the house, the view of the adjacent property can be enlarged. If you do not want to have a dispute with your neighbors, you should discuss building the dormer beforehand.

What does a prefabricated dormer cost?

The cost of a finished dormer naturally depends on the size and type of dormer. Basically, however, you can expect several thousand euros, including delivery, installation and connection. A prefabricated dormer measuring 1.30 meters by 2.40 meters is around 10, 500 euros. Only 3, 500 euros are due for the dormer itself, the rest are delivery costs, assembly costs and the connection of the dormer. Incidentally, the interior fittings are not included in this case. This still comes on top.

Prefabricated dormer: do you need a building permit?

Short question, short answer: yes. In any case, you need a building permit for a prefabricated dormer, because the dormer not only changes the appearance of the building, but also the statics. The building authority not only controls the uniform development of the building area, but also pays attention to the safety of the residents. Sounds like a lot of stress, but it's usually not. Since prefabricated dormers are manufactured in a uniform manner, the necessary data for a building permit is usually already available. What is missing is only the analysis of a structural engineer. But that shouldn't be a problem with a pre-dormer.

Good to know: If you choose a dormer window, you should also check the fire protection ordinance in advance. Because with the installation of a dormer, new regulations can come into force.

Advantages and disadvantages of a prefabricated dormer

A prefabricated dormer has many advantages:

  • It is cheaper and faster to set up than freely planned dormers.
