A family needs a home. At the age of 35, Maurice Weschler gave his loved ones a life in their own home. How did the metal builder do it? It all started with a building society contract.

Some families dream of this: a modern home, bright and spacious, yet economical in energy consumption. The Weschler family from the Südliche Weinstraße district lives this dream. Her house has a huge garden of 700 square meters. Here the two children Mila (eight years) and Marlon (four years) can let off steam to their hearts' content. The family of four can spread out freely on 180 square meters of living space in a cozy apartment building with a classic pitched roof and modern extension. Large windows let a lot of light into the house. The family hardly pays heating costs anyway, because they have completely renovated the old building into an energy-saving house. “We put more than 400, 000 euros into our own home, including our own contribution,” explains Maurice Weschler.

Home savings and property - a smart good choice. The family has inherited, or do the builders count as high earners? Not at all. Maurice is a metal construction master and his wife Silvana works as a part-time tax assistant. A normal German family. But Maurice Weschler made a good decision many years ago: "I've been a home saver since I was sixteen, " says the house owner. From his first trainee salary, the young man paid 100 euros on his home savings contract. “My father gave me the tip at the time that the state subsidized home savings with premiums and allowances,” the family father recalls. In the following period he continued to save regularly. A good seven years later, the home savings sum was ready for allocation.

At the age of 23, Weschler made a very good decision for the second time: the young man acquired a property for capital investment. His building society savings of 25, 000 euros formed the basis for his investment: one apartment, three rooms, almost 90 square meters in the city of Landau an der Weinstrasse. The property cost 99, 000 euros. Maurice Weschler took out a loan of EUR 65, 000. The apartment was centrally located and was easy to rent. The young Maurice was able to cover his financing costs, around 500 euros per month, largely through the rental income. He himself initially lived in the large family home in Ingenheim.

Looking for a family home. The wheel of life continued to turn: Maurice met Silvana, they married. The couple quickly agreed that their children should grow up in a beautiful home. An affordable building plot could not be found in their home town of Billigheim-Ingenheim. So Maurice and Silvana looked for an old building and found what they were looking for: an older detached single-family house for 109, 000 euros. "The house belonged to an old lady, had been empty for eight years and was in poor condition, " recalls Silvana. A core renovation was necessary.

But the location of the house was attractive, the young couple liked the large garden, and the talented craftsman was able to do a lot of work himself. The personal contribution reduced their capital requirements, but the family still had to raise a large sum: 300, 000 euros in the form of savings bank loans, promotional loans from KfW and Landesbank and an LBS home loan. “My rented condominium made our house project possible,” reports Weschler: he brought the property in as security when financing it.

In the beginning, their loan rates were almost 1, 300 euros per month. Three years later, Weschler sold his apartment in Landau for 150, 000 euros. Since the speculation period was already over, the client did not have to tax the increase in value, a whopping 50, 000 euros. With the proceeds, the family repaid a substantial part of their debt. Today, just over four years after moving into their own house, only 155, 000 euros have to be paid off, and their monthly rate has dropped to less than 990 euros. "When I am 55 years old =" "we are rid of all debts, " says the 39-year-old builder. This happiness in living started quite simply: with a “young” building society contract.
