Prof. Dr. Peter Richter is an architecture psychologist at the TU Dresden and researches questions such as: How does architecture affect people? What influence do green spaces have? Where is the retiree happier - at home, possibly in the service apartment or in a supervised residential complex? In our interview, he explains why the homeowner feels more comfortable than the tenant.

THE HOUSE: Do homeowners really feel more comfortable than tenants?

PETER RICHTER: Researchers around the world are finding that homeowners feel more comfortable, are happier and healthier than tenants.

Homeowners feel healthier?

For sure. Homeowners choose activities that relax them and reduce stress hormones. For example, gardening has the same effect as jogging: it is healthy.

What makes homeowners so happy?

First of all, homeowners have more space than tenants. And they make their empire more individual, with spaces for rest and relaxation: sauna, fitness room, play room, painting studio. In a rental apartment, this often fails because of the landlord - or because of the space.

Must it be a house? Isn't an apartment enough?

There are no studies on this yet. In general, the apartment in the high-rise will make you as satisfied as the home - provided there are open spaces like your own garden on the ground floor. Studies have shown that the higher an apartment is, the more often the resident spends his free time outside. As soon as a terrace with a view of the countryside or a garden is available, he prefers to stay at home instead.

Leisure? Homeowners have a lot more to do than tenants

After all, every member of the family can choose how they want to use their free space, everyone has their own space of retreat. All of this relativizes the higher output and makes you happy. You can do even more. A positive effect.

Would people who lived in their parents' homes as children also want to stay at home later?

One of our studies with 300 young adults showed: I find the environment that I am familiar with beautiful. City children keep the urban environment more beautiful than country children, conversely, country children find land more beautiful and familiar. But that is not yet clear evidence. The question of the extent to which the environment in which one grows up influences the goals and desires for the living environment that will be chosen later has yet to be examined.

What do you think speaks for life in the country or in the city?

It depends on the phase of life. Living in the city makes more sense in old age, probably also more satisfied. Because then you not only live in your own apartment, but can also use the necessary infrastructure. It is best if seniors find everything they need at a distance of 500 meters from their home: shops, doctors and public transport, because in old age they are not as mobile themselves, and often cannot drive a car. The young family with two to three children will prefer life in the country. Here everyone has their retreat, can create their own space, no neighbor complains when things get louder.

Homeowners often go into debt. Doesn't that bother you?

Home ownership is a basic wish. The home ownership rate is much higher than ours, especially in the poorer Mediterranean countries - so it is not necessarily a matter of money. Of course, debt frightens us, women mostly more than men, we know that from economic psychological studies. It has to do with trust in your own performance: Those who work full time feel less insecure with debts.

What do you recommend to builders and buyers to deal with the debt burden?

With the construction or purchase it is often the case that the home owner does not yet live in the house and already has debts. It is important to move into your own four walls as quickly as possible. Therefore, the used property may be recommended for more insecure people than the new building. After all, you get into debt hoping to be happier with the new acquisition than before. Of course, this only happens when I receive the object of desire and can use it as indicated above. This is faster with the used property than with the new building. Apart from that, in principle every new building is a minor environmental sin, so I tend towards the old building, which you can redesign according to your own wishes. If one decides to build a new building, then ecological criteria should be in the foreground. Builders should check their individual preferences very carefully. Freedom of choice also makes you insecure. This is where professionals who have already made a pre-selection help. It's worth it and saves your nerves.

Many builders even accept cutbacks to afford a house …

People deal with it differently. Some lower their demands, accept the existing - that is what we call “resigned satisfaction”. The others take consequences - change something in the house or even sell it if nothing can be changed; we call this "progressive constructive dissatisfaction".

Does the dream of home ownership make you happy?

Indeed, the desire for property is a motivational factor. Dreams keep us alive - even if we don't realize them soon.

Our readers have the dream of home ownership. What do you advise them to do?

Think carefully about what suits you. Used properties are more suitable for insecure people. Because whoever builds new buildings has debts and not a house - that needs certainty.

What should builders in the new development area know, what builders in the developed settlement, to do well with the neighbors?

It is more unproblematic to build in the new development area simultaneously with others. Group formation processes take place here. Whoever is the only one building in a settlement runs the risk of being an outsider. It only helps to get in touch and talk, talk, talk. Obtaining neighbors' consent when a new building is imminent is seen by many as a chore. This is a sensible procedure. Passing the neighbors is the worst thing you can do. Especially if you want to build in a different way from what was previously common in the settlement. Incidentally, most of the neighbors are much more willing to compromise than one would expect before the conversation.

How important is a good neighborhood for satisfaction? How can you influence the relationship positively?

The neighborhood plays a major role: friendly relationships in multi-family houses develop primarily in the immediate vicinity. So the closer the door to the apartment, the friendlier the contact. This has to do with the fact that you meet each other more often than the roommate from the floor above. Those who have the opportunity to meet people, do something together, will have better neighborly relationships than those who avoid all contacts. The longer the neighborhood lasts, the better the relationship.

What role do structural aspects play here?

Apartment doors in apartment buildings should be as close together as possible. Meeting points in front of the house are important: benches, front gardens where you can meet, if possible within the everyday network of paths. Accordingly, architects and property developers should plan paths in such a way that they offer protection against public spaces, but at the same time enable socializing, to invite people to meet. A bank alone is not enough. The following applies to row rows: Not the unbroken row, but the broken row fulfills the requirements. Because you can live individuality and social contacts are still possible.

Does it make sense for families to move back together, and for parents to move into the children's home or at least in their neighborhood? If so, what should you watch out for?

Multi-generation projects are very welcome. The different generations do not have to be related. But there are things to consider: everyone must have their own area. In other words, the generation groups each have a separate entrance or a common staircase from which the apartment doors open. You should never build here openly, it doesn't work.
