Is your house in need of an energetic renovation? Then you are in good company: 40 percent of German households live in residential properties that have not undergone any energetic renovation measures in the past fifteen, reports the Kreditanstalt für Wiederaufbau (KfW). In many buildings in Germany there is an urgent need for renovation and their residents pay unnecessarily high operating costs every year. The Heisinger family also owned such a house. The old part, in which Kathrin Heisinger's grandfather lived for many years, has been on the Dreiseithof in Upper Franconia since 1923.

When the mother of two took over the house, it was clear that she and her husband would have a lot of work to do. "After 90 years, a complete renovation was necessary, " says Sven Heisinger. The small-scale floor plan on the ground floor was to be broken up to create more living space for the family of four. In terms of energy, the first floor of the one-and-a-half-story house was a disaster: “A roof renovation was urgently needed because the wind was already blowing. The old windows were also completely dilapidated,”recalls Sven Heisinger. And his wife adds: “For years, my grandfather barely entered the upper floor. You really couldn't feel comfortable there anymore.”

After the renovation, a well-tempered bedroom under the sloping roof and a children's room were created: a warm nest for the family. To this end, the builders had all windows replaced and the roof and upper building facade insulated. “The measures cost around 50, 000 euros,” reports Sven Heisinger, who works as a spatial planner in the public service. The thick walls on the ground floor made additional thermal insulation unnecessary, but the conversion of the living area was also associated with monetary expenditure.

Grants and support programs for energy renovations

The Heisingers finance the energy-efficient renovation with KfW grants and a building society contract so that the monthly charge remains sustainable. Anyone who, like this family, wants to insulate their house and replace windows can benefit from KfW funding programs 151/152 "Energy-efficient renovation". The promotional bank grants low-interest loans of up to EUR 50, 000 for individual measures and up to EUR 100, 000 for complete renovations. The couple from Upper Franconia pay just one percent interest for their KfW loan of over 50, 000 euros. The state also grants repayment grants. If a house does not consume more primary energy than a comparable new building after renovation, the builders do not have to repay 15 percent of their debt for wages.

The better the energy standard after the renovation, the higher the grant. In the best case, the state cancels 27.5 percent of the loan amount. Anyone who wants to benefit from KfW funding must meet KfW's energy requirements. The effort paid off for the Heisinger family, not only because of the cheap loan. “We were able to significantly reduce consumption: from 870 to 266 kilowatt hours per square meter. We hardly heat anymore upstairs,”reports the client.

Grants and home loan contract cleverly combined

The family is happy about low operating costs and clear installments: they only pay around EUR 200 per month for the loan. The builders combine their KfW financing with a building society savings contract for 50, 000 euros - and thus secure favorable loan interest for their follow-up financing. The Bauspar contract is precisely tailored to the promotional loan: "When the fixed interest rate on the KfW loan ends, we can settle the remaining debt in one go with Bauspar credit and loans, " explains Sven Heisinger. Even if interest rates on the capital market should rise, the burden remains manageable for the Heisinger family - right down to the last loan rate.
