A prefabricated basement consists of precisely manufactured, tested reinforced concrete parts - and is set up within a few days. In contrast to the brick cellar, this creates new living space that is very cost-effective and can be calculated at exactly the right price. Prefabricated cellars are offered at a fixed and usually very attractive total price.

And a basement in your own home is basically a wise investment: in addition to the additional living space it offers, it increases the market value of the property and thus its resale value. A basement is also much more than just a storage room for junk - it can be used in a variety of ways, for example as a sauna, workshop or study. There are hardly any limits to what clients can imagine.

Plan the finished cellar

The first step in the planning of a prefabricated basement is the application for a building site survey. The building owner should strive for this early enough, since the future steps for basement construction will be derived from it: The survey will inform you about the local soil conditions, the load-bearing capacity of the floor and the existing water conditions. In the case of pressing groundwater, for example, separate standards for basement waterproofing must be observed in advance. Anyone who neglects the statements of the building site survey can face nasty (and expensive!) Surprises after the completion of the basement.

The client then chooses a prefabricated cellar provider. During a first construction site discussion, the project manager will advise you on your basic ideas: Don't be afraid to ask all open questions!

For an exact offer, the manufacturer needs the following documents:

  • Floor plans of basement and ground floor
  • Height of the basement
  • House builder's data

The provider requires the following documents for the subsequent construction of the prefabricated cellar:

  • Building application: floor plan, drainage plans, building permit, calculations of house statics
  • If available: Soil survey, basement plan, ceiling breakthrough plan and confirmation of building finance

As part of CAD planning, the experts design your individual prefabricated cellar on the computer. With the help of a master plan, the project manager, including the architects, coordinates the production and administrative processes and commissions the execution plans. Production: step by step to the finished cellar

The manufacture of a prefabricated cellar is similar to the production of a prefabricated house, all parts are pre-manufactured to fit and then put together like a puzzle on the construction site.

In the concrete plant, the wall and ceiling parts are cast from water-impermeable concrete - waterproof concrete shields even pressing groundwater. After the floor slab including steel reinforcement was installed, a crane gradually places the individual prefabricated exterior parts on it. The same principle applies to the interior walls. Due to the precise advance planning, the components can be found exactly where they are intended. The experts connect the wall elements seamlessly with in-situ concrete. Then the ceiling elements and internal stairs are fitted to the shell and concreted. In the end, the professionals only pull off the top of the ceiling and the installation is complete! In this way, a complete cellar is created in about four days. Compared to other cellar constructions, the construction time of prefabricated cellars is two to three times shorter and the house construction can start immediately.

Advantages of a prefabricated cellar

Is a prefabricated cellar really waterproof?

If a prefabricated cellar has been built professionally, there are no disadvantages compared to a cellar of a different design. The widespread concern that a prefabricated cellar would not be waterproof can also be dispelled. The likelihood of moisture flowing in is just as low here as in conventional cellars.

To avoid construction defects and mold growth, a prefabricated cellar must be installed completely watertight. This property is guaranteed thanks to industrial production with waterproof concrete. The components for the wall and ceiling are joined together on the construction site to form a white tub. Because the components are already very large during production in the concrete plant, there are hardly any joints that need to be sealed. At unavoidable joints, a joint tape is poured in as a seamless seal so that moisture cannot penetrate and mold has no chance.

Thermal insulation in the prefabricated basement saves you from heating costs and annoyance with mold. To avoid heat loss, homeowners have several options: As part of perimeter insulation, pressure- and water-resistant insulation panels are installed on the outer walls and under the basement of the basement. Interior insulation on the room side can also be implemented. Some manufacturers also offer core insulation, in which the thermal insulation is hidden between the two wall shells.

What work can builders do on their own?

What does a prefabricated cellar cost?

In addition, the costs are also influenced by the stage of expansion of the prefabricated cellar. The prefabricated cellar manufacturers often offer their products in three versions:

  • A complete basement is completely taken over by the manufacturer.
  • In the expansion cellar, the client has to take care of the thermal insulation and internal stairs.
  • The following elements are missing from the built-in cellar: thermal insulation, internal stairs, foundation earth electrode, floor slab, drainage pipes, cellar windows.

The more the builder does in-house work, the lower the costs for the prefabricated cellar: With extension and build-in cellars you save about 20 to 30 percent of the total price (on average around 60 to 90 euros per square meter). The cost of the material remains unchanged.
