An expansion house has no distinctive features. For this, it is simply available in too many variants and different expansion levels: from single to double house and from country house to villa. Construction companies offer expansion houses - also known as hands-on houses - both as prefabricated houses and as solid houses. However, all expansion houses have one thing in common: They are aimed at passionate do-it-yourselfers who ask themselves the following question: Why commission experts from various trades to do work that you can also do very well on your own?

When getting offers, be sure to pay attention to the small print and keep in mind that vendors of expansion houses have a certain amount of leeway what exactly they mean by such a home. Because the term "expansion house" is not clearly defined. However, it can be said that this usually means that the building owner receives a closed - i.e. rainproof and thermally insulated - shell that already has built-in windows and doors and empty pipes for electrical lines. In addition, lines for electricity, gas and water lead to the handover point of the house. You can take care of everything else yourself. The emphasis is on the word “can”, because what exactly needs to be implemented as a do-it-yourself project is anything but set in stone. Numerous construction companies offer expansion houses in different expansion stages, whereby you should pay close attention to what is included in the service package and - more importantly - what is not. As a rule, depending on your own strengths and weaknesses, you have the option of determining what you want to be responsible for and which activities you leave to the professionals. Would you prefer to refrain from installing the sanitary facilities? No problem. If you negotiate cleverly when concluding the contract, you will later only take on the tasks that you actually like.

A tip: If you want to exclude the risk of an incorrect calculation of material requirements, you can rely on the expansion packages that are often offered. The construction company then provides the necessary materials and useful instructions to help the client.

Save through personal contribution

The main argument for choosing to buy an expansion home is certainly the cost saving factor. Because if you tackle the construction site yourself, you usually save some 10, 000 euros compared to the completion of a turnkey home. The following applies: the more personal contribution is made, the cheaper the house becomes. The deciding factor is the loss of wage costs for the specialists of the construction company or their subcontractors. Because the work of professionals has its price. However, you should keep in mind that time is also known to be money. If there is a problem here and there with the interior design, which delays the completion of the home, you may pay rent for your old home a few months longer than originally planned. Then, depending on how seriously you are lagging behind the schedule, sooner or later the question arises whether the large-scale project is still profitable.

There is no question: the purchase of an expansion house involves a lot of work, but in the end there is also something to reward as a reward that you cannot buy with money: a large portion of pride in what you have created and designed according to your own wishes. For example, things that you do with your own hands are usually more closely connected to things that you simply order. In other words, you identify with your work. In terms of your own four walls, this is only a positive side effect, but one that you should not neglect.

Correctly assess your manual skills

The key is not to overestimate your own craftsmanship. If you have two left hands, you are unlikely to venture into the "Extension House" project. However, even experienced do-it-yourselfers should ask themselves critically beforehand whether they can actually implement all planned projects in the intended period. If there are doubts about a flawless implementation in some steps, it is advisable to hand them over to the construction company. The application of dangerous semi-knowledge is out of place here. After all, construction defects can pose an immense risk for you and your loved ones and can also result in costly rework. Furthermore, it is important to avoid a guarantee confusion at all costs. If you know your limits, there is still no point in the crown. It is better to concentrate fully on your core competencies.

What kind of work in the outbuilding can DIY do?

Activities that involve the design of walls and floors are predestined for own work in the expansion house - not least because they do not involve any significant risks. It is also possible to pull in additional walls in the shell construction handed over by the construction company: after creating a stud frame, you can use plasterboard, for example, to create partition walls to provide more comfortable conditions in large rooms. Remember: plasterboard requires a primer before painting, wallpapering or designing with decorative plaster, making sure to adhere to the drying times specified by the manufacturer. Next, protect the floor, light switch and, if necessary, radiators with painter's foil and crepe paper from all kinds of spills.

According to your own wishes, you can optically set up your own realm after work, on weekends or on vacation. Painting is straightforward: spread the paint over a large area using a painting roller. For smooth substrates, it is best to use a short pile roller to achieve optimal results. The general rule is that it is always more effective to apply a few thin layers than a thickness.

Would you like to paper? Then set up your wallpapering table, position a ladder and make sure that it is secure. Stir in paste and use a puff to spread the wallpaper on the wallpapering table. Beat the sheets loosely and let the paste soak in for about 15 minutes. Then, one by one, bring the wallpaper to the wall, always pressing it on under the ceiling and smoothing it towards the floor. A note: Work in pairs to be able to handle the pasted sheets better and, of course, to make rapid progress.

The application of a decorative decorative plaster - for example in the form of a rubbing plaster or a roller plaster - can also be easily realized in the course of the interior work. If you want to bring color into play, you have two options: First, you can coat a so-called white plaster with emulsion paint after application. On the other hand, you have the option of coloring the plaster with tinting paint while it is being mixed and then applying it to the wall with a masonry or smoothing trowel. This is followed by structuring using a plastic trowel for a rubbing plaster or using a short-pile roller for a plastering. In the end, a surface structure beckons that enhances your home and literally spruces it up.

Flooring in the expansion house: the basic techniques

To build the house yourself - this is not only possible for average do-it-yourselfers when designing the walls, but also when laying floor coverings. Dealing with laminate is anything but rocket science, because thanks to modern click systems you can easily connect the individual laminate panels to each other by snapping the tongue into the groove. Make sure to leave space for expansion joints of a good ten millimeters on the walls. When laying, you have to saw the "last" plank to size. If the waste is only a few centimeters long, it is sorted out. If the sawn-off piece measures 35 centimeters, for example, you can continue working in the next row. Because: In the installation scheme, the joints of the planks should overlap by 30 to 40 centimeters from row to row.

If you want to lay tiles yourself in order to save on the interior of an outbuilding, you should first think about the laying technology. Also feasible for inexperienced users: parallel laying. The center of the room must be determined first. Then place the tiles symmetrically from the inside out. The basic idea behind this procedure is simple: cut tiles are simply less noticeable at the edges. As a precaution, you can lay the first rows loosely. Once you are sure that everything fits, collect the tiles again and start gluing.

PVC flooring has been experiencing a renaissance for some time - also because do-it-yourselfers can spread and fix the durable flooring in no time without the help of an expert. Even laypersons can easily lay loose PVC or glue them by the meter. Especially in larger rooms, fixing with PVC adhesive is recommended. For this purpose, the sheets are folded up to the middle of the room. Then apply the glue. Next, the floor covering is folded back and rubbed from the center to the edge. It is important that you take care to stroke out any waves, for example with a spirit level.

In some areas of the interior, you should think twice whether you dare to do it yourself or leave it to the construction company. Which activities are exactly of course depends on your own personal level of knowledge and the experience you have. Plastering walls is certainly one of the more demanding DIY jobs. The reason for this is not that the process itself is particularly complicated, but rather that the accurate plastering requires a little practice. So if you are facing the “plastering” project for the first time, you should consider the time factor and ask yourself whether the whole thing is worth the effort or whether you shouldn't get involved elsewhere. Good to know: Reputable vendors of expansion houses have all set up a service hotline, which the builder can use to get advice if they are stuck.

You should always leave some activities to experts. Especially if you are not sure whether your knowledge is sufficient to achieve the desired result. This undoubtedly includes the heating and sanitary installation. If you are not a specialist yourself - and you do not have a friend, acquaintance or family member who is at your side for this subproject - just stay away from it. The same applies to electrical installations. Not only does this work have to be carried out strictly according to DIN standards, the risks associated with handling high-voltage electricity are enormous - not to say life-threatening. So if you don't earn your living as an electrician, this subproject is an absolute no-go.

Conclusion: A house is worthwhile especially for experienced do-it-yourselfers

The bottom line is that savvy do-it-yourselfers can build their own home by purchasing an expansion house without having to dig deep into their wallets. You also get the chance to customize your home step by step. After completion, the builder will also be rewarded for being able to identify strongly with the completed large project. However, you should not underestimate the project and above all not overestimate your manual skills. While, for example, the design of walls and the laying of floor coverings are generally not a major challenge, the situation is very different for heating and sanitary installations. The same counts for the electrical installation. The help of experts is often required here.
