Contrary to some ideas, building using the modular principle does not have to look boring. We present four models that skillfully implement practicality and attractive appearance.

Modular houses are a promising living concept, because they consist of individually prefabricated components or living units, which can be put together and put together again depending on the circumstances. This has the advantage that they can adapt to different situations in the course of life. If a pair of offspring gets more space, they usually need more space, so the module house is expanded by one component. Once the children have grown up, they leave the parents' house and the space is usually no longer needed - the modular house can then be reduced accordingly.

The so-called "individual configuration" of houses is becoming increasingly popular - and rightly so, because modular houses are comparatively inexpensive and therefore also make it possible for single households and small families to fulfill their dream of owning a home.

The modular house - more than a container

While modular buildings of the first generation were still known as "container buildings" and were often only used temporarily, a lot has happened in recent years. Nowadays you can choose from a wide range of different models. Whether one-story, barrier-free variants or two-story single-family houses - modular buildings are already promising prefabricated houses that can keep up from an architectural point of view.

Depending on the manufacturer and personal preferences, a modular house can consist of wood or wood-based work panels as well as steel, stone, concrete and aluminum. Which materials are ultimately used also depends on the climatic zone in which the building is being built.

With click technology to the modular house

As a rule, modular houses consist of individual components, the so-called modules, which are delivered to the construction site ready for installation. There they are then connected to each other or anchored. The modules can be placed individually on each other - whether one behind the other, on the side or one above the other depends on your wishes and the plot.

If you want to expand your modular house after a few years, you don't have to worry about existing walls. Most module houses already have prefabricated wall openings that allow a breakthrough. Planned channels and supply shafts are put together “at the click” on the prepared interfaces. In addition, every new module house comes with pre-installed cables and supply connections.

Building regulations for the modular house

If you want to place a module house on a piece of land, you need a building permit in all cases, because, depending on the state building regulations, module houses are considered to be a construction, a flying structure or a container. They are also used as living space. The approval process is identical to that for a normal prefabricated house. Submit the request to your local community.

Good to know: It is irrelevant whether the home is anchored in the underground or has only been put down. The only decisive factor is the intended use as living space.

Advantages of the modular house

Modular houses offer a high degree of design freedom and enable individuality even in serial production. There are modular houses in very different architectural styles, each harmoniously aligned with the neighborhood. There are also many options when it comes to choosing the roof and facade. Development plans often prohibit flat roofs and an alternative must be found. It is therefore advantageous if the basic model can be adapted accordingly. Materials such as masonry and natural stone, wood, but also fiber cement are used for the facade.

Tip: If you want to make provisions for old age, you can, for example, choose a barrier-free bungalow that can be expanded or reduced to the side if necessary.

Time and cost savings

The way to your own home is much faster with a modular house than with conventional buildings. A large part of the house is already assembled in the workshop, so that only a few work steps have to be carried out on site. The shell of a small module house can be finished after only 24 hours. This not only saves you unnecessary construction costs, which can be caused, for example, by a weather-related delay. The money for interim financing, provisional interest, and a double payment for mortgage and rent are usually eliminated in a modular house. The finishing work on the outer walls, roofs and inner connections is finished after about eight to twelve weeks.

Expansion options and mobility

The real reason why more and more building owners choose a modular house is also the biggest advantage of the modular construction. Depending on the phase of life, the houses can be expanded or reduced by modules, the house grows and shrinks as required. This prevents you from having to move in old age because the house is too big. Another advantage is the possibility to take the modular house with you in the event of a change of residence.

Environmental protection and sustainability are already commonplace when building modular houses. As a rule, almost exclusively harmless and environmentally friendly materials are used, which at the same time ensure a pleasant living environment. If you want to dismantle parts of your modular house at some point, you can assume that all building materials can be recycled in an environmentally friendly manner.

Furthermore, modular houses have intelligent ventilation and ventilation of the living rooms, best thermal protection properties and high-quality heating technology that is in no way inferior to average prefabricated houses. If you want, you can also equip your modular house with a heating and ventilation system or a solar system.

With regard to installation on site, noise, dust, exhaust fumes, vibrations and construction site traffic are kept to a minimum.

Production of a modular house

The production or construction of a modular house is very similar to the manufacture of prefabricated houses. The individual modules are manufactured in weather-protected and air-conditioned workshops. As a rule, these are wall and ceiling elements in wooden panel construction. However, the degree of prefabrication is different from that of conventional prefabricated houses: While prefabricated houses in panel construction usually only prefabricate individual walls and then assemble them on the construction site, 90 percent of the individual modules can already be completed in the hall. In addition, the construction is carried out in parallel, which means that the foundations or the basement are conventionally created on site while the modules are still being produced in the workshops.

Limits of modular construction

There are also some restrictions to consider when building modular houses. For economic reasons, the maximum stacking is currently around six full storeys and a maximum storey height of four meters.

The traffic infrastructure and the applicable road traffic regulations regarding the transport of the modules must also be observed. Because these should fit under bridges and through tunnels, certain dimensions must be observed for the individual modules. These are currently six meters wide, four meters high and 20 meters long.

Good to know: Report the transports to the responsible authorities in good time. Often, these can only take place at certain times of the day and with police escort.

What does a modular house cost?

It is not uncommon for modular houses to be advertised due to the low cost. There are small models that are available in the lowest configuration for less than 50, 000 euros. However, please note that the electrical installation, plumbing, heating and hot water preparation, the screed and the complete interior are still pending.

If you choose a turnkey single module with a usable living space of around 41 square meters, you have to expect around 97, 000 euros.

Four modern examples of modular houses

At the beginning, many architects and professionals feared that building with prefabricated components and modules would quickly lead to boring solutions. The following four examples show that modular houses do not look like prefabricated buildings or containers.

The family business Balazs in Röttenbach (Bavaria) claims to have more than 25 years of experience in the construction of individually planned wooden houses such as the current B / CUBE line. Module house Future 3.0 from Max-Haus GmbH

Max-Haus GmbH, founded in 2003, specializes in the construction of individual wooden houses in timber frame construction. The construction wood comes exclusively from sustainably managed forests and enables further processing without chemical wood protection. The example shown here is the Future 3.0 house type with a living space of 125.9 square meters, which is spread over two floors. McCube Homes GmbH was founded in Austria in February 2015, and the following also applies to this company: “Flexible forms of living are the future!”. The first models soon went into series production.

The choice of materials is particularly good from an ecological point of view, according to the manufacturer - because a McCube mainly consists of wood and hemp and thus ensures a healthy living climate. Due to the solid outer wall made of glued cross-plywood and a full insulation made of hemp, even low energy standards or passive house standards can be achieved. Cross-ply wood is a solid wood product that achieves high dimensional stability through the crosswise construction of at least three layers of wood. The gluing is done with environmentally friendly, formaldehyde-free adhesive.

The Eco C line from McCube enables even more flexible and individual construction, because the individual modules with the dimensions 7.90 and 7.20 x 3.40 meters can be combined as desired. The company is already in its third generation and module houses have been produced for eight years. The place of production of the houses is Slovenia. The module houses are delivered all over Germany. There are also customers in Austria, Switzerland and Scandinavia. In contrast to other providers, according to the manufacturer, the frame of RMB modules consists of a galvanized steel structure, which has particularly good statics and easily withstands frequent changes of location and transport. In addition, the modules can be enlarged and relocated as often as required without reducing the service life. The walls of the modules are built using the timber frame construction. The materials used are recyclable.

It usually takes three to five hours to set up a module. If the modules are larger, you have to expect around three to five working days.

Since modular houses are particularly promising as holiday homes, the company has decided to devote a complete line to this topic. The so-called “RMB Holiday Modules” range from 1, 300 to 1, 500 euros per square meter of living space. In comparison: Classic RMB modules are available for 1, 800 to 2, 000 euros per living space.
