Living in the house with the family even in old age

Many older people move in with their children - in an extension or in the apartment. Those in need of care receive care allowance for care: depending on the care level between 316 and 901 euros. In addition, hiring a professional nursing service is not mutually exclusive.

An example: Helga Schmid from Herbolzheim in Baden-Württemberg quickly reduced her household after her husband's death so that it fit on the ground floor of her prefabricated house from the 1970s. Son Marc moved to the first floor with wife Barbara. When the two were expecting a child, the artisans moved in. The multi-generational house action program of the Federal Ministry of Family Affairs provides an answer to the dissolution of the extended family and the desire for independence and flexibility. The 500 houses nationwide are considered meeting places: seniors offer their help so that mothers can work, older people support children, young people take care of the gardening and support the sick.

Nevertheless, experts perceive multi-generation living only as a marginal phenomenon: "The majority of seniors prefer to stay in their own four walls as long as possible - and for themselves, " says Heribert Engstler from the German Center for Aging. Doris Tjaden-Jöhren, co-initiator of a housing project in Hanover-Lahe, adds: "Today, young people are hesitant to participate because of financial reasons and because they have to remain flexible in their jobs."

Assisted residential complexes for old age

Assisted residential complexes offer any kind of support. You choose between one to three-room apartments at the local rental or purchase price. There are residential projects with a specified service package and those with a combination of flat-rate and optional services. Many residential complexes have a service base or an office directly in the house and the staff is available around the clock. Some systems even integrate a nursing home, so you can also stay in the beloved environment as an emergency care case. In addition to rental and financing costs, there is a monthly care fee of between 50 and 100 euros. The care services go extra.

Whether as a tenant or as an owner: “Life with service” is somewhat more expensive than “life without service”. The purchase price for a service apartment, for example, is usually ten to 20 percent higher than the local prices for "conventional" condominiums. The same applies to rent. In addition, there is the service fee for basic services. A building society contract helps you to finance your service apartment.

The senior flat share

Many older people take their future into their own hands: Instead of living in a home for the elderly, they want to remain independent and push on residential projects for several. They are not only looking for a cheap apartment, but togetherness, wanting to create new, family-like structures. These can be residential and house communities of the same age, but also cross-generation residential groups. Each residential project is unique, the rules tailored to the residents.

The community buys additional supplies if necessary - service providers or own staff. The advantages: you live independently, but you don't do without society. Being together in the common rooms also prevents you from being lonely in old age.

The interested parties often come together to inspire an investor or a housing company to implement their project idea. There are now forms of communal living from which everyone involved benefits: property and rental projects, including projects with mixed financing. Common to everyone: everyone has their own apartment, for common activities there is a common room or several. The residents organize the cooperation themselves or are at least involved in the organization.

Ideas and implementation

It starts with the idea and formation of a group that develops ideas about how they live together. In a second phase, the property or building is sought and partners for the realization: an architect, investors, possibly a property developer. Property-oriented groups also act as builders themselves, get advice and / or commission project developers, architects, housing associations. It is advisable to consult experienced housing consultants with a focus on "new forms of living" for the development of the concept and the implementation.

The participants in the development phase clarify the question of who can move into the project. If a housing association or an investor is involved, a pre-emptive right of the homeowners' association can be entered in the land register.

The most common form is self-administration by the residents or a residents' association. Membership in the association may be a prerequisite for moving into the project. Associations stimulate residents' activities, moderate in difficulties and crises. The members manage the common rooms independently and independently. In long-term care groups, the organization lies with relatives and care teams.

How do I find a group home?

“Like-minded people can be found through the advice centers for new forms of living. Advertisements, media, contact exchanges and events also take you further. We regularly organize residential group meetings. Here the participants can create networks. We regularly update our project list of all known residential projects. If several buy a property or land, it is advisable to conclude a social contract, which is concluded in front of a notary. It contains regulations on project implementation and contribution obligations - and in the event of disputes."

Three pairs of pensioners between the ages of 57 and 82 built a low-energy wooden house in Heroldsberg. The "community under civil law" financed with the help of the LBS.

Letting go of the familiar, daring to restart - this includes a great deal of courage and optimism. "We embarked on the shared living adventure and we all grew up with it." Enthusiasm resonates when Ursula Pfäffin-Müllenhoff talks about her senior flat share. It was six years ago when she and her husband Karl, together with two married couples, bought the right property in Heroldsberg near Nuremberg for the € 700, 000 project. Then they built a low-energy wooden house with green roof and solar system. All six shared the goal of living collectively and self-organized in old age. A notarial declaration of division regulates who owns which part of the house. Each couple has their own living area with bathroom - between 45 and 55 square meters, wheelchair accessible and with an elevator. In the spacious common room with kitchen everyone meets for a sociable chat and birthday parties. "We help each other, we are there for each other, " say the seniors. The community has established a contract under civil law, what happens in the case of inheritance, how to get out early. Nobody thinks of moving out. "The chemistry between us was right from the start."

It is never too late for your own property. "I only became the owner through our housing project, " says Ursula Pfäfflin-Müllenhoff. Since she wanted to live independently in old age, renting was out of the question. “When I saw that other housing projects had failed due to the lack of equity, I immediately went to LBS,” recalls the senior citizen. She signed a home savings contract, thus securing a low-interest loan.

The three couples brought a lot of equity: home savings contracts, savings, a small inheritance, money from the sale of a house and the rental of an apartment. The rest was financed through a mortgage loan. “We tightened our belts, repaid a large sum every month in order to pay off the house quickly. It's worked out!"
