So why not a prefabricated house? Here the wooden stand construction lends itself. What is it about and above all: what are their advantages and disadvantages?

What does wooden stand construction mean?

The wooden stand construction is a modern, now widespread further development of the traditional half-timbered construction, more precisely the post construction. It is also called timber frame construction, multi-storey construction, structural construction or simply stand construction. Characteristic here are the vertical supports made of solid wood, called stands, and the horizontal supports connected to them. The stands range from the threshold to the roof. All wooden stud walls of the house are prefabricated in the factory and only have to be put together on the construction site. This way, a prefabricated house is built in the shortest possible time.

History of the wooden stand construction

The wooden frame construction uses less wood than the historical half-timbered building. It first appeared in the United States at the beginning of the 19th century after the steam engine was introduced in the sawmills and the mechanical mass production of nails was also invented. Using standardized planks and planks, building a house was now possible without much carpentry knowledge. The wooden frame construction developed from there. In Germany, on the other hand, after the Second World War, mainly large modules or panels for prefabricated houses were developed with the wooden stud construction. However, it is also possible to add or extend buildings with the wooden stand construction, as are semi-detached houses.

How does the construction work with wooden stands?

If you are planning and building a prefabricated house, you should first choose the right provider for you. In the first talks, you plan the size and architecture. The house built with a wooden stand construction or the building extension is usually built on a cellar or a sufficiently load-bearing, frost-free floor slab. Like any other house or extension, the prefabricated house requires a building permit from the responsible authority, for which all plans are submitted by the architect. If there are official requirements, such as the color of the roof covering, these must of course be complied with.

The next step is sampling, in which you define all the details of the interior. The components are then manufactured industrially in the factory in accordance with the jointly developed plans. Windows, insulation, lines and connections are already integrated here.

Once the house has been prepared in wooden frame construction, large trucks transport it to the construction site, where the individual parts are unloaded using a crane and placed directly at the assembly site. Specialists connect the wooden elements there. This is followed by the roof expansion, interior finishing and, if necessary, the facade work.

Industrially dried wood is used for the construction of prefabricated houses, chipboard and insulation material for heat insulation, fire protection and sound insulation for the wall cladding. Depending on the investment option, there are usually three different strengths that can be selected for the stands. Thicker beams are more stable and stable and offer more space for insulation, but they are also more expensive.

Advantages of stand construction compared to solid construction

It is important for the client to weigh up the advantages and disadvantages of each method and to find the best solution for him. Depending on which arguments are more important for him, he will find a decision. The following considerations are helpful:

  • Wood is a pleasant, sustainable and optically attractive traditional building material.
  • The construction time for the prefabricated house is usually shorter. There is no long drying time for mortar, screed, interior plaster or concrete, which delay the moving in. Monthly double charges (rent plus mortgage payments) are largely eliminated because you can move in much earlier.
  • The wooden stand construction gives great freedom in interior planning - because the load-bearing walls are ultimately missing. Partitions can thus be drawn almost any way, even retrospectively. Large or floor-to-ceiling windows are also easily possible and flood the house with light.
  • Not only is the material used cheaper than the usual bricks. The high assembly speed also saves a lot of personnel costs. In this way, a summary cost advantage of up to 30 percent can be achieved.
  • The own contribution in building a house, for example in interior construction, can be planned higher than in solid construction. This enables further cost savings.
  • Wood has both good static and good thermal insulation properties. It also does not form thermal bridges. Due to the materials used and the possibilities for insulation in the cavities of the walls, the energy balance is no worse than that of solid houses and usually easily reaches the level of a low-energy house. It can be converted into a passive house with comparatively less effort.

Disadvantages of the wooden stand construction compared to solid construction

Most builders still rely on the proven wall construction. Because here, too, new developments are constantly coming onto the market. Depending on the location of the house and the design will of the client, it is also important to note:

  • The static load capacity is lower. The height of houses in pillar construction is limited to three floors, whereby the top floor can only be expanded as an attic apartment. A prefabricated house made of wood is also much less resistant to side forces such as the effects of wind from tornadoes.
  • Wooden houses are significantly more sensitive to moisture than masonry. Protection against rainwater and groundwater is essential during the construction phase. With permanent exposure to moisture, sponges, mold and decomposing bacteria spread, which can endanger not only the statics of the house, but also the health of the residents. The house should therefore be built in the warm season with dry weather. The shell must be protected during the rain, for example with tarpaulins. Insulations and seals must be carried out accurately. These protective measures are summarily more complex than in solid construction, as is the effort for maintenance and care.
  • The gas and moisture exchange of the indoor air with the masonry ceases. As a result, the air in wooden houses is generally drier.
  • Sound insulation is lower, especially in older buildings.
  • Shorter lifespan: In the early days of prefabricated timber houses in the 1950s and 1960s, they were ready for demolition after 25 to 30 years. In the meantime, a duration of 60 to 80 years is expected, while the solid house is expected to last from 80 to 100 years. With the latest developments, the lifespan of a high-quality wooden house is said to reach 100 years - but this would still have to be proven. Ultimately, wood remains a more fleeting material.
  • Fire protection: The materials are impregnated at the factory, but this only has a delaying effect. Even a partially burned and extinguished wooden house has to be demolished with a high probability. But: a wooden house is no more at risk of fire than a solid house; Fire insurance is also no more expensive than that of a solid house.
  • The resale value is lower than that of a solid house.

How much does a house with a wooden frame construction cost?

The ancillary construction costs of the plot, construction pit, supply and disposal lines, heating / cooling and interior fittings are identical for timber frame and solid house construction.
