The 2020 climate package is intended to significantly reduce CO 2 emissions in Germany. Even though air and road traffic first come to mind in connection with CO 2, residential buildings also have a significant share in the annual greenhouse gas emissions.

Around 14 percent of the total amount of CO 2 in Germany in one year is due to buildings. Every year, heating generates emissions of around 120 million tons of carbon dioxide. According to the 2020 climate package, it will only be 72 million tons in 2030.

In order to achieve this goal, you as a homeowner should check to what extent you can make a contribution, for example through an energetic renovation. Because this is not only worthwhile for the climate, but also for you as the owner, thanks to the state funding, especially for your wallet.

Why should you renovate energetically?

Better insulation, replacing the old heating system with a new one - there are numerous good reasons for energy-efficient renovation as part of the 2020 climate package:

  1. Climate protection

    Anyone who renovates their home energetically makes an important contribution to climate protection and helps to achieve the goals of the 2020 climate package.

    After the modernization has been completed, there are significantly lower costs for heating and electricity in the house.

    The living comfort in a renovated house is usually much higher.

    The property gains value through the modernization and remains attractive.

Which measures for energetic renovation are tax-privileged?

A whole series of steps for energy-efficient renovation can be depreciated in Germany in accordance with ยง 35c EStG. The Federal Government is not only interested in better insulation or the replacement of an oil heating system with a gas heating system. The following measures are subsidized for tax purposes:

  1. Thermal insulation of walls
  2. Thermal insulation of roof areas
  3. Thermal insulation of floor ceilings
  4. Renewal of the windows or external doors
  5. Renewal or installation of ventilation systems
  6. Renewal of the heating
  7. Installation of digital systems for energy-efficient operation and consumption optimization
  8. Optimization of existing heating systems if they are older than two years

If you carry out one or more of the above-mentioned renovations as part of the 2020 climate package, you can state the expenses for this in the income tax return and thus significantly reduce the individual tax burden: In the year in which the measure for energy-efficient renovation was completed and in the following year, the amount decreased Tax burden by a maximum of 7 percent of the expenses and a maximum of 14, 000 euros, the following year by 6 percent of the expenses and a maximum of 12, 000 euros.

In total, 20 percent of the costs for the energy-related refurbishment can therefore be tax deducted over three years. State subsidies of up to EUR 40, 000 are therefore possible for homeowners.

Important: These numbers apply to each property. If several houses are renovated in accordance with the 2020 climate package, this tax subsidy can be claimed for each of the buildings, provided all conditions are met (see below).

An energetic renovation does not necessarily have to cause a big hole in the household budget. The tax relief in the context of the 2020 climate package keeps the costs manageable.

Anyone who uses energy advice can also claim these costs for tax purposes through the 2020 climate package. Here it is possible to deduct 50 percent of the expenses from the tax if the specialist has planned or supervised the above-mentioned measures for energy-efficient renovation.

What conditions are attached to tax incentives under the 2020 climate package?

The 2020 climate package provides significant tax breaks for home owners who do something for climate protection and renovate their property energetically. However, some prerequisites must be met in order to be eligible for the funding.

These conditions apply:

  1. The building is located in the EU or the European Economic Area.
  2. The building is owned by the person in charge of the renovation.
  3. The owner himself uses the building for residential purposes.
  4. The building is at least ten years old. (The date of the start of construction applies here.)
  5. The energetic renovation is carried out exclusively by one or more specialist companies.
  6. The measure will start after December 31, 2019 and be completed before January 1, 2030.

Which measures for energetic renovation have which effect?

The ideal idea would undoubtedly be to renovate all buildings completely energetically and thus achieve the greatest possible effect with regard to the 2020 climate package and the climate protection goals enshrined in it.

However, since the financial means for such extensive renovations are only available in very rare exceptional cases, it is worth taking a look at the costs and the expected effects that the individual changes are likely to have. This makes it easy to determine which renovation step should be tackled first.

Benefit multiple times with a home savings contract

The tax breaks in the context of the 2020 climate package are immense, so that energy-efficient renovation does not necessarily have to tear a big hole in the household budget. Whoever does it cleverly secures further subsidies from the state.

This is possible with little effort in building savings. Anyone who signs a corresponding contract can use the money saved on it and the subsequent low-interest loan for energy-efficient refurbishment measures before the support from the 2020 climate package expires.

Once you conclude a home savings contract, three different types of additional state funding are also possible:

  1. Housing premium
  2. Employee savings allowance
  3. Residential Riester funding (when buying an efficiency house or for an age-appropriate renovation)
